Move In Day at 1172 S Plymouth Ave Apt 1 & Apt 2

3/2/2017

I love when people love their apartment.  These units were rented before they were even completed!  Which means people did love them and scooped them right up!  And today both units are scheduled for move ins.  This project definitely ended up being way more involved than we planned but it does look amazing.  For example...we did not plan on taking off the roof and completely removing 50% of the second floor.  But with each new project we learn something new and use that to make the next project better.  The process of tearing off and re-doing the roof actually wasn't that big of a deal (or so I hear) ...and we are planning to do this on a house around the corner.  It'll be like we know what we're doing.  Tearing the 2nd floor off...that actually was a pretty big deal.  But so worth it!  The layout and space is 1000 times better!
Picture
When we purchased this property it was vacant and had been for several years. We hate seeing properties that could be beautiful be an eye sore for the community!

We tried out granite counter tops for the 1st time in one of the two second floor apartments.  It looks great.  We are going to compare the life of these counters verse the laminate we typically use.  Which I do still love. (Typically we use the Calcutta Marble from Home Depot.   We have a 2 other granite color options to install and try with our back splash and wall color, and then we will decide on the "DHB Kitchen".  We try to stick with the same finishes to minimize the time we are spending making choices each time we add a unit, to stream line the process of turnover and to minimize the products we stock for repairs, replacements and touch ups.  Though, I love this part and would do every unit different if I could...I know that would not make financial sense...blah, blah, blah.

The girls are helping us check in on the project.  They earned a dollar for their work here.

In LOVE with the way these turned out!  Great job Team!

I will keep you in suspense regarding the 1st floor.  The deli across the street Deli Sandro's will be moving there this spring.  The construction downstairs is in full swing and everyone is super excited to get that finished as this will enable the deli to add pizza and wings to their menu and offer seating for people to eat in!

What's Going on Inside: 1155 S Plymouth Ave

1/25/2017

Thank you to everyone who viewed and commented on the post about the exterior of 1155 S Plymouth Ave.  We are super excited about the progress and have moved inside.  Many people have asked or have been wondering when something will open and what it will be.

We have some answers....drum roll please...

                        Tin Roof!

This bar/restaurant will be owned and operated by Anthony D'Alessandro and Joe and I will be involved in the build-out, design and develop the branding and concept.  That said, we are in the process of creating a LOGO for Tin Roof.  We went to a website called hatchwise.com where you can create a contest to have a logo created.  We will be receiving a number of logos from designers competing to win the contest.  Once we start getting the options, we will share them with you and you can weigh in on which one you love the most.  I created some vision boards for inspiration for the design of the space.  I hope this will inform the designers when creating logo options!

Our target goal for the opening is the beginning of June, however that will depend on the liquor license!

A Trip to ReHouse...Shutters for 1155 S Plymouth

1/18/2017

Today we went out to ReHouse to find some shutters that would work for the exterior or 1155 S Plymouth.  ReHouse is a great local resource for reclaimed or antique items.  It's located out in Greece on West Ridge Rd.  We don't get a ton of stuff here, but when we need a specific piece to fill in a gap when Home Depot or Lowe's won't cut it...we head to ReHouse.

As soon as we pulled up we saw this pile of wood in the back of the parking lot.  Yesterday we decided on pallet wood for part of the project at 1155 S Plymouth.  It is perfect.  So we head in to find out if they were selling it.  We are waiting to hear back on pricing.  Hopefully it comes together because it's just what we're looking for.
Picture
We walk in and see this butcher paper roll.  This is literally on my vision board for the interior design for this project.  Perfect.  I must have it!  It's part of their sign...not for sale...blah...blah...blah...

The owner thinks his wife might have another one.  My hopes are back up.  She's already sold it.  Damn it.
Picture
Joe went down stairs to find shutters that were the right size and I wandered around looking for some other pieces for the interior of 1155 S Plymouth Ave and I captured some items that I thought were amazing.  If you are feeling like taking on a project...ie channeling your inner Joanna/Chip Gaines...or you have a place in your house that is missing some character...head over and pick up one of these items!
I love boxes.  I feel like I can put them everywhere...the table in the foyer for mail...or all the crap, I mean stuff...i mean artwork that comes home in my kids folders, next to the chair in the living room with magazines, in the kitchen by the sink for soap and a sponge, in the bathroom for some wash cloths.  That big thing with the drawers. Is that a card catalog??  Well, it's a amazing and would be perfect in a living room with a little clean up.  Those pieces of molding would be perfect on a book shelf as book ends, or just as a stand alone piece.
I purchased these tin squares.  There were 3 of them and I'm thinking they will work on the wall inside 1155 S Plymouth.

This desk...I used to have one just like this in my room when I was little and I couldn't resist capturing this picture.
It goes without saying...I need this!  But don't we all...LOL.

If you check out ReHouse and pick something up post a picture in the comments!  And if you do a DIY...please,  please, please share your design!

1155 S Plymouth: The End is in Sight

It sat vacant and abandoned for years.  We worked around it.  Buying and renovating the houses and buildings up and down the street.  But we knew to make a real change, we had to have that property!  There are 2 residential apartments upstairs, which was a no brainer.  We could handle those.  The first floor commercial space and the exterior?  Those were going to be a challenge.  The commercial enterprise in this space and the visual impact has the potential for a big impact.
Picture
There was a lot of work to do.  This place was ugly!
Picture
After a lot of demo...a full paint job...and re-paint.  Which I can't believe Joe approved me changing a full body paint.  We operate on pretty tight budgets.  I come up with ideas and designs...and Joe figures out how to make it work usually with creative cost saving fixes.  So when I suggested the paint job was not going to work...I was not expecting to get the okay on that one...But I did.  And 2 colors no less.
Picture
We are finally getting close.  We are getting to the final exterior touches and inside...We are really excited about what's happening in there.  The design and concept is not ready to be revealed, but stay tuned because I think you are going to love it as much as we do!

Family Photo Shoot 2016

There are some things that are important to one person, but not so much to another.  The value of something is really subjective depending on who you ask.  One person may believe that $200 each year for family pictures is way too much or a waste of money.  Someone else might spend that on family pictures every season or even every month.  The same person who thinks $200 is a waste of money for family pictures may feel $200 for a chain saw is a great idea.  The way you feel about something and the value you place on that, is what determines the value and it's okay that's different for everyone.

Before we had kids, when I was pregnant with Sloan we started a tradition to have maternity pictures taken and then newborn, 3 month, 6 month, 9 month and 12 month pictures done.  I truely cherish those photos.  It's rare that I have a picture of myself with my kids or husband where I look nice.  It's usually a selfie or I set the timer...and there's always something that goes arye.  But those pictures from our photographer, I love them so much.  Each and every photo.  I look at them over and over again.  Staring at each picture for several seconds.  And then I go back and look at them all over again.  Trying to decide which one I love the most.  The value of these pictures exceed far beyond any dollar amount that was spent.

The photo cred on these pictures goes to Brenna Thering Photography

She does amazing work and is one of the kindest people I have ever met.
